Major Wines

This shop is currently owned by a retired army major. It has been trading successfully for the last six years on a housing estate in the north east of Newhaven. The major believes it is time to retire, and would like to sell on. The shop does have a loyal clientele, mainly resulting from the major's relaxed selling style, and willingness to assist with purchases.

Cost £215,000

Italian Centre

The centre of NewHaven has recently been developed with an indoor shopping mall with an Italian style. Shops are located on two levels ranging from two main "anchor" stores at each end of the mall to small specialist shops in the main concourse. There is ample parking closeby.

The main group of customers within the shops are teenagers checking out the specialist fashion shops and older people intent on window shopping and drinking coffee in the numerous coffee shops.

Cost £65,000 for a five year, non-recoverable rent.

Lakeside

In direct contrast to Italian Centre, Lakeside is located in the new "lakeside" shopping development close to a motorway to the south of NewHaven. The lakeside development is quite ambitious, with shops being set out in apparently random order within the shopping complex. It is not clear how successful the venture will be.

Cost £50,000 for a basic shop unit.

Newhaven Centre

Will be located in NewHaven city centre, about 250 years from the current city centre shop. The specific location is under the new office building across the road. There appears to be a ready market given that about 500 people work in that building, although the extent to which trade will be diverted from the existing shop is not clear.

Cost £75,000 for a six year lease.
